    oh, and if you don't care for too much privacy, get roomies. even a paid condo with roomies is enough to eat. me, i don't want people stealing my underwear so i have to live alone.

    You didn't get a security deposit? There's lot's of ways to evict them. At least here you have options to a degree. The law is on their side for the most part and it lets the parasites leech for longer than it should but it's ultimately your property.



    I hate to say it but that's a lack of experience. You learn though.
    I guess Aus law is a bit different, there's literally no other way to even start the eviction process unless they're 4 weeks in arrears.

    you have to go through a process of warning letters etc.

    And it wasn't her that let them in without the bond - she originally went through an estate agent/property manager, mainly because working 70 hour weeks doesn't leave time for that crap.

    She ended up taking the property manager to court over it - won that one easily too.

    they DID end up getting evicted, and the house is almost finished cleaning up for sale.

    And they were ordered to repay the owed rent, but we all know that won't happen.

    also, this was in a $500/week 3 bedroom super nice home.

    I've tried the roomates thing a few times. When you're sitting there in your underwear at 7 am drinking wine and eating cheese while they are getting up for work it just doesn't work.

    My relatives did and they just pretty much traveling around the world now :-)

    doubt it's a good fit for op. he seems young, and isn't getting millions, meaning he will have to run it himself and anyone working for him will probably try to jack him.

    I've got several properties in Australia and the US. Although I have a share/fund portfolio, I have tended to prefer property over the years.

    By choosing quality properties in reputable areas, we've had very few problems with our tenants in both countries. I prefer 4 - 5 bed homes in the good school zones, so we attract families rather than individuals. As a whole they've been stable and generally low maintenance.

    If there are any issues, that's the property manager's concern, that's what I pay them for.

    If I was gifted a few hundred K, I would buy property without hesitation. Nowadays I'm tending to commercial property, but if you are starting out then residential is fine. Do your research on the area, understand what your costs/return should be.
